The property consists of 150.03 acres of mainly arable farmland, situated in a ring-fenced block with frontage to both Sole Street and Richdore Road. The land is classified as Grade III on the DEFRA Agricultural Land Classification and features slightly acidic loamy and clayey soils with impeded drainage. The terrain is generally level, with a slight fall away on the western boundary towards Hobb's Hill Wood. The farmland is currently cropped with winter wheat on 142.73 acres, with a small area of pasture and fallow on 7.30 acres.
