The property is a parcel of land extending approximately 29.58 hectares (73.11 acres) at Cummersdale, Carlisle. The land is currently down to grass and is entered in two separate Higher Tier Stewardship Agreements. It includes a stretch of the River Caldew, classified as a Special Area of Conservation (SAC) and Site of Special Scientific Interest (SSSI). The property is also near the St Cuthberts Garden Village and has potential for Biodiversity Net Gain, tree planting, or rewilding.
