The property is a 5-acre site with a gently sloping topography, falling from east to west, located about 2 miles northeast of Bolton town centre. The site features a range of outbuildings of traditional construction with brickwork and stone elevations and pitched roofs, in overall poor condition. However, these outbuildings are currently vacant and have no existing leases or licenses in place. The site benefits from a well-established area of mature trees, with hedgerows defining much of its boundaries, providing some privacy. An electricity pylon is also located in the southern corner of the site.
