Land

The land comprises a productive block of 70.03 acres (28.34 hectares), consisting of level and gently sloping arable land and a slightly steeper permanent pasture field to the far west. The land is bordered by typical Devon hedgerow banks with livestock fencing, and the arable land has been used to grow cereals, sitting on soils described as freely draining, slightly acid loamy soils. The land parcels are classified as Grade 2 for arable land and Grade 3 for permanent grassland.
