The property, Lot 3, consists of 50.07 acres of arable land situated on the east side of the A1141 in Cockfield. The land comprises one large field with direct road access. It is primarily classified as Grade 3, suitable for growing high-yielding cereal crops, with soils described as calcerous clay of the Hanslope Series. The land has been extensively drained in the past, and the farm is currently entered into a Countryside Stewardship Scheme and a SFI scheme, with contracts set to terminate in 2027.
