The site spans approximately 44 Acres (17.81 Ha), consisting of scrubland and former industrial land on the north and west side of Asfordby Hill. It has been designated for mixed development, including employment, commercial, and residential uses, and is situated near existing commercial and sports facilities, including a Readymix concrete batching plant and Holwell Sports and Social Club. The site was previously granted planning consent for 35,080 sq m of industrial and warehouse units, along with infrastructure and landscaping, via an extension to the original outline planning approval.
