It has a geological composition of Cretaceous and Tertiary sand, with well-drained, acid soils and a bleached subsurface horizon. The site has three vehicular access points, with two located directly off Passfield Road and a third via a track between neighboring properties. The land is outside of the South Downs National Park and within 400 meters of a Special Protection Area and a Special Area of Conservation.
