The property is a 95.87-acre (38.797 hectare) area of low-lying, flat land with productive pastureland, lying close to the Dyfi estuary and adjacent to a saltmarsh. The land is situated between the Machynlleth to Aberystwyth railway and the estuary, with two areas of pastureland on either side of the railway. The land provides early pasture for livestock or the conservation of fodder, and is considered Grade 4 under the Agricultural Land Classification of England and Wales. The property has excellent roadside access and lies near the holiday resort of Borth, with easy access to Aberystwyth and Machynlleth.
