The property consists of a large parcel of established woodland, approximately 4.97 hectares (12.28 acres) in size, with good access off the A2. The woodland includes Sweet Chestnut and Oak trees, marked out by wooden posts painted blue and red. The area is subject to a Tree Preservation Order, and a former Forestry Commission Felling License was obtained, allowing for coppicing of the trees. The property has restrictive covenants in place to prevent subdivision and non-forestry businesses on the site.
