Land

The property consists of 79.54 acres of largely flat productive arable land, classified as Grade 1, 2, and 3 according to the Natural England Regional Agricultural Land Classification Maps. It is mostly composed of slightly acid loamy and clayey soils and is cropland with Winter Wheat. The land is divided into three lots: Lot 1 (11.75 acres) has about half Grade 1 soils and the remainder Grade 2, Lot 2 (31.71 acres) has mainly Grade 1 soils and areas that have been set aside and not currently cropped, and Lot 3 (36.08 acres) is mainly Grade 2 with a small area of Grade 3 soils and includes about 5 acres of woodland within a Woodland Management Plan.
