The property is located on the east side of Lea Ford Road and comprises an irregular, approximately 6.65 acre parcel of vacant grassland, with a generally level terrain and mature tree belts and scrubland. The site is bordered by residential housing to the south, River Cole and green open space to the north and east. Access to the site is from Lea Ford Road via a dropped kerb on the south-western corner, where it is secured with wired and concrete post fencing.
