The property is approximately 92.16 acres (37.30 ha) of arable land, divided into two blocks: Lot 1, which spans 78.82 acres of predominantly arable land with gentle undulations and mature woodland, and Lot 2, which is 13.36 acres of relatively flat arable land. The land is surrounded by mature hedges and contains a small area of woodland and a timber frame barn in Lot 1. The soil type is shallow lime-rich soils over chalk or limestone and slowly permeable seasonally wet loamy and clayey soils, classified as Grade 3 (good to moderate).
