The property is a 2-acre urban fringe site, located in a woodland setting, on the north side of Plymbridge Road, just west of Darklake View. The site consists of two distinct parcels of land: an approximately southern half that forms the planning application area, including an existing access road; and an approximately northern half that is amenity woodland. The site slopes from south to north and abuts existing residential dwellings to the west, woodland beyond the north boundary, and a commercial office to the east. Three of the four approved dwellings have garages.
