The property is a 22.31-acre parcel of Grade 1 agricultural land located in the Fenland area of Cambridgeshire, approximately 2.5 miles south west of Nordelph and 3 miles north east of Christchurch. The land is bounded by Horsehead Drove to the north and by drainage ditches along the remaining boundaries. It is made up of stoneless clayey soils over peat, classified as part of the Dowels soil association, and is free-draining and well suited to a wide range of cropping. The surrounding land use is predominantly arable farmland.
