The property consists of 505.86 acres of land, including 472.26 acres of arable farmland, primarily Grade 3 on the Land Classification of England and Wales maps, with soils suitable for growing high-yielding cereal crops on the Hanslope Series calcerous clay; approximately 32.7 acres of non-arable woodland and rough grazing are also present, as well as a small area of pasture. The arable land has been extensively drained and has been under a conventional cereal rotation by the same contractor for over 25 years; the contractor is willing to continue their occupation as a Farm Business Tenancy or Contract Farming Agreement.
