The property consists of 13.75 acres (5.56 hectares) of mixed land, comprising roughly 13.75 acres of mainly rough pasture with some shelter belts and small parcels of woodland. The land is bordered to the west by the Moors River and is subject to potential flooding in the autumn and winter months. A children's 4x4 track runs through the northern part of the land, and the property benefits from a designations including a Site of Special Scientific Interest and Flood Zones 2 and 3.
