A parcel of productive arable land extends to approximately 4.20 acres (1.69 hectares), including a timber framed barn. The land is classified as Grade 3 and is situated fronting Mill Lane to the west of the village of Sandholme, about one and a half miles from Gilberdyke and six miles from Howden, with access to the M62 Motorway via junction 37. The land is equipped with a traditional clay pipe drainage system and has soils identified as "Foggathorpe 2".
