The site is a residential development land plot extending to approximately 0.41 hectares or 1.032 acres, located in a generally level area that was formerly a farmyard. A former disused grain storage and drying building is situated on the site, measuring approximately 29.10m x 7.85m (Gross External Area). Two single-story buildings, measuring approximately 6.20m x 16.00m and 5.00m x 10.30m (Gross External Areas) respectively, also exist on the site and border Millthorpe Drove. The site has unobstructed views to the south, borders Millthorpe Drove to the north, agricultural land to the south, and a ditch to the east, providing a spectacular outlook across the Fenland landscape. Two vehicular access points off Millthorpe Drove are available.
