The property is a parcel of ancient and semi-natural woodland in the London Borough of Croydon. The woodland consists mainly of Ash and Oak trees, with some Silver Birch, Hawthorn, and Hazel trees also present. It lies off Mitchley Hill Road and has excellent pedestrian access via a footpath that runs along its north-west boundary. The woodlot is situated in a desirable location, approximately 12 miles from Central London, and is close to transport links, including the A22 and A23 trunk roads, the M25 and M23 motorways, and Riddlesdown Train Station.
